Terms of Service

These Terms of Service (“Terms”) govern your access to and use of baronmg.com (the “Site”), operated by Baron Management Group (“Baron Management,” “we,” “us,” or “our”). By using the Site or submitting a form on it, you agree to these Terms. If you do not agree, please do not use the Site.

What this Site is

The Site provides general information about our property management services, lists properties we manage, and lets you contact us. It is not an offer to lease, sell, or manage any specific property. Listings, availability, rents, fees, and terms change and are subject to confirmation. Nothing on the Site creates a management agreement, a lease, or a tenancy. Those relationships are created only by a written agreement signed by both parties.

Using the Site

You agree not to:

• Submit false, misleading, or fraudulent information.
• Submit information about another person without their permission.
• Use the Site or our forms to send spam, advertising, or bulk solicitations.
• Scrape, crawl, or harvest content or contact information from the Site by automated means.
• Attempt to gain unauthorized access to the Site, our accounts, or our systems, or interfere with their normal operation.
• Use the Site for any unlawful purpose.

Forms you submit

When you submit a contact, feedback, or inquiry form, you confirm that the information you provide is accurate and that you are the person you say you are, or that you have permission to submit on that person’s behalf. Submitting a form does not guarantee a response within any particular time, and it does not reserve, hold, or apply for any property. Please do not use our forms to report an emergency. For an emergency, call 574-307-7580, and call 911 for anything involving fire, flooding, gas, or a threat to safety. How we handle what you submit is described in our Privacy Policy.

Text messaging terms

If you check the SMS consent box on one of our forms, or text us first, you agree to receive text messages from Baron Management at the mobile number you provided. These terms apply to that program.

• Program description. Baron Management sends messages related to your inquiry, showings and appointments, rental applications, maintenance requests, rent and account notices, and occasional information about available properties.
• Consent is not required. Your agreement to receive texts is not a condition of renting, applying, purchasing, or receiving any service from us.
• Frequency. Message frequency varies depending on your activity with us.
• Cost. Message and data rates may apply. Baron Management does not charge for the messages, but your mobile carrier may.
• Opting out. Reply STOP to any message to stop receiving texts. You will receive one confirmation message and then no further texts.
• Help. Reply HELP for help, or contact us at 574-307-7580 or Tiffany@baronmg.com.
• Carriers and delivery. Supported carriers are not liable for delayed or undelivered messages. Delivery is not guaranteed.
• Your number. You confirm the mobile number you give us is yours and that you are authorized to receive texts on it. Tell us if the number changes or is reassigned.

Third-party links and services

The Site links to services we use, including our resident and owner portal and our listing platform. Those services are operated by other companies under their own terms and privacy policies. We are not responsible for their content, availability, or practices.

Intellectual property

The Site, its text, photographs, graphics, and layout are owned by Baron Management or used with permission, and are protected by copyright and trademark law. You may view and print pages for your own personal, non-commercial use. Any other copying, republication, or commercial use requires our written permission.

Fair housing

Baron Management is an equal opportunity housing provider. We comply with the Fair Housing Act and all applicable state and local fair housing laws, and we do not discriminate on the basis of race, color, religion, sex, national origin, familial status, disability, or any other protected characteristic.

No warranty

The Site is provided on an “as is” and “as available” basis. We work to keep the information on it accurate and current, but we make no warranties of any kind about the Site or its content, including any warranty of merchantability, fitness for a particular purpose, or non-infringement. Property details, availability, and pricing may be out of date and should be confirmed with us directly.

Limitation of liability

To the fullest extent permitted by law, Baron Management and its owners, employees, and agents will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for any lost profits or lost data, arising out of your use of the Site. Nothing in these Terms limits any liability that cannot be limited under applicable law, and nothing here changes the rights and obligations set out in a signed lease or management agreement.

Indemnity

You agree to indemnify and hold Baron Management harmless from any claim, loss, or expense arising out of your misuse of the Site, your violation of these Terms, or information you submit about another person without permission.

Changes to the Site and these Terms

We may change or discontinue any part of the Site at any time. We may also update these Terms, and when we do we will revise the “Last updated” date above. Continuing to use the Site after a change means you accept the updated Terms.

Governing law

These Terms are governed by the laws of the State of Indiana, without regard to its conflict of laws rules. Any dispute relating to the Site will be brought in the state or federal courts located in St. Joseph County, Indiana, and you consent to their jurisdiction. This does not affect any venue or governing law provision in a signed lease or management agreement, which controls for that agreement.
